Structural evidence for the safety case, gathered without opening up the building.

A safety case needs to show what the structure is, not what the 1960s drawings say it was. We scan slabs, walls and balconies in occupied blocks to confirm reinforcement, cover and construction form, and write it up as evidence a building safety manager can put in front of the Regulator. Non-destructive, so no resident has a hole in their ceiling. Scheduled around access, so nobody is kept waiting at their own front door.

What we do on an estate

The work we are asked for.

  • 01

Reinforcement and cover surveys of floor slabs, walls and balconies

  • 02

Construction-form checks where the record is missing: large panel system and system-built blocks, RAAC suspicion, transfer structures

  • 03

Scanning ahead of remediation drilling, so fire-stopping and cladding fixings miss the steel

  • 04

Pull-out and core testing where a strength number is needed

  • 05

Repeat visits across a programme of blocks: one method, one report format

Occupied buildings

How we work with residents at home.

  • Resident letters and access windows agreed with your housing team
  • DBS-checked surveyors, ID shown at every door
  • Quiet kit, no dust, no drilling unless you have asked for a core
  • Findings reported block by block, in the format your structural engineer and the Regulator expect
  • Data issued in a format your engineer and the Regulator can reuse, with raw scan files kept on request, so it goes into the golden thread once
  • Data kept so the next engineer can use it, not redo it
Proof

Where this has been done.

Our largest programme to date was commissioned directly by a housing association's building safety manager in East London. A case study follows once the client has approved it.

FAQs

Questions, answered.

Can you survey while residents are at home?
Yes. Scanning is non-destructive and quiet, with no dust. We agree access windows and resident letters with your housing team and show ID at every door.
What does the Building Safety Regulator expect to see?
That is for your safety case and your structural engineer to define, and we do not speak for the Regulator. What we provide is evidence in a form they can reuse: what was scanned, with which instrument, where, what was found and what could not be resolved.
Can you confirm the construction type of a large panel system block?
We show what is in the elements we scan: reinforcement layout, cover and construction form. Naming the system and judging what it means is the structural engineer's call. We give them the evidence.
Can you check for RAAC?
We can scan planks and report what the instruments show of the internal construction. Identifying and assessing RAAC is for a structural engineer, working from our data and their own inspection.
Do you work with our structural engineer or replace them?
With. We gather the evidence. The engineer makes the judgement.
How do you price a programme of blocks?
One method and one report format across the programme, priced from the number of blocks and the areas scanned in each. Send us the list and we call back the same working day.

Tell us the blocks and the question.

We call back the same working day.
